International Building Rating System LEED
Technopolis has committed to using the internationally-renowned LEED building rating system for developing and comparing the ecological efficiency of its buildings. LEED (Leadership in Energy and Environmental Design) is an American building rating system for monitoring the ecological footprint of buildings. The system was created by the U.S. Green Building Council (USGBC).
LEED-certified buildings are divided into four categories: Certified, Silver, Gold, and Platinum. The certification serves as an independent third-party confirmation that the building was designed and built to be effective in five key areas that measure better health and environmental performance: Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, and Indoor Environmental Quality.
LEED Core & Shell evaluates the sustainability of the design and construction of new building projects and LEED EB: Operations & Maintenance evaluates the eco-efficiency of operations and maintenance of existing buildings. The building rating results show Technopolis’s properties have outstanding environmental performance.
Energy Saving Agreement for Premises and Managing Energy Efficiency
The Finnish energy efficiency agreement system was supplemented with an agreement for premises on February 2, 2011. The agreement has been developed by the Ministry of Employment and the Economy, The Finnish Association of Building Owners and Construction Clients RAKLI, and Motiva alongside many other real estate organizations.
All organizations that have signed the agreement will report their real estates’ energy consumption and saving targets during the agreement period: a saving of 6% by the end of 2016. Technopolis joined the agreement at the beginning of 2011 and will publish its real estates’ consumption and saving measures annually.
Technopolis has an energy efficiency plan for its Finnish premises for 2012–2015. In addition, Technopolis has a company energy audit document, that is in accordance with the new energy efficiency directive and supports the energy efficiency agreement for commercial premises and energy efficiency audits within the property portfolio.
Green Electricity and District Cooling
Technopolis offers its customers green electricity produced by 100% renewable energy sources on all its Finnish campuses.
Green electricity is procured for all Technopolis campuses in Finland from Oulu Electricity Sales, Kuopio Energy and Vantaa Energy. The origin of the electricity is also verified by a third party, Inspecta Ltd.
District cooling is used in Finland at the Ruoholahti campus and in Norway at the Oslo campus. Technopolis is considering increasing the use of district cooling at its campuses when the possibilities allow it.
Electric Vehicle Charging Stations and Green Commuting
Technopolis encourages its customers to use low-emission vehicles or cycling and walking. New construction projects are placed close to services and good transport connections.
Two of Technopolis’s campuses in Yliopistonrinne in Tampere and Technopolis Ülemiste in Tallinn, have tried out electric vehicle charging stations. The charging stations are meant for hybrid and electric cars. The charging stations are a continuation of an earlier electric car pilot in business travelling in the Helsinki metropolitan area in 2011, in which Technopolis participated on the Vantaa Aviapolis campus. The number of charging stations at campuses is increased in several phases and new stations will be added to Finnish campuses in 2015.
At the Pulkovo campus in Russia, a shuttle bus for employees between the office campus and city center has been in use. At existing campuses the amount of bicycle racks and employee shower facilities have been developed systematically along with the LEED building ratings. In addition, Technopolis has prepared commuting plans for its own offices in the Helsinki metropolitan area in co-operation with Helsinki Region Transport. The purpose of the commuting plans is to develop smart and ecological travel among employees. As a result of the plans, there are public transport timetable displays and stop maps in use at the sites. Technopolis also encourages green transport and occupational well-being by setting an example: Technopolis participates annually in the cycling kilometer competition organized by the Finland is Biking campaign.
Green Procurement Guideline
The objectives of our Green Procurement Guideline, in use in Finland and Estonia, are:
– using ICT products with Energy Star labeling or other high energy efficiency labeling;
– requiring environmental plans or policies from data centers;
– requiring environmental or quality policies from cleaning, property maintenance and restaurant partners;
– requiring the use of environmentally-friendly products and methods from partners;
– reducing mixed waste by 10%;
– increasing the utilization rate of waste to at least 60%;
– using 100% PEFC, FSC or Blue Angel-certified paper in our own offices and sales to customers; and
– requiring renovations and facility alterations of properties to conform to the energy efficiency and water-saving targets set out in the sustainability strategy.
At all Technopolis’s locations, a limit for the CO2 emissions of the organization’s own and rented company cars has been set at 150 g/km. Technopolis is considering tightening the emissions restriction in the future in accordance with the EU emission limit targets.
Technopolis Plc is a member of the Finnish Green Building Council. FIGBC is an organization which gathers together sustainability know-how in Finland and represents its members in related issues, both nationally and internationally. FIGBC’s operations cover the whole constructed environment and its life cycle. FIGBC’s key tasks are promoting sustainable practices and building rating systems related to the constructed environment, connecting Finland to be a part of the international Green Building Council network, sharing information and know-how, and activating dialogue and discussion.
We are also a member of the Association of Building Owners and Construction Clients (RAKLI). RAKLI’s objective is to activate the development of the property and construction industry and to network operators. RAKLI’s mission is to create a constructed environment that promotes well-being and competitiveness.
