Office space and certain basic services have traditionally been acquired from different providers although they are both integral parts of a functional work environment. Understanding that the space and services go hand in hand allows companies to allocate their resources more efficiently and to have a more productive work environment.

Lease Inflexible and long (up to 5-10 years), i.e. the facilities are not adjustable to the company’s changing needs. The lease and the floor area are flexible and adjustable to the company’s changing needs.

Additional services The availability, quality and price of additional services such as restaurants and well-being services vary considerably depending on factors such as location. The basic infrastructure for additional services and solutions is in place, and the company can use them easily and flexibly.
Service management The contract portfolio and services are managed across multiple channels in a decentralized way, which increases the likelihood of human error, overlaps and hidden costs, the sources of which are often hard to pinpoint. One provider centrally manages and oversees the entire office, service and solution package. The package is easy to understand and there are no overlapping elements.
Shared infrastructure Shared infrastructure (including meeting, event and coworking facilities and services) must often be purchased separately from a third party, and the availability, price and quality thereof vary considerably depending on factors such as location. Shared infrastructure is in place and immediately available to clients in various locations and at a competitive price.
Networking and community In general, the overall solution is not designed to support networking and a sense of community. The campus environment and shared infrastructure support communal activities and networking. Networking events and other events are regularly arranged at campuses.
Space efficiency Poor space efficiency as the clients usually obtain a certain number of square meters per workstation.
For example in Helsinki, the average floor area per workstation is 23 m².
Good space efficiency as the client obtains a comprehensive work environment and square meters per employee.
Customer orientation The premises are obtained simply on the basis of the floor area, i.e. as a product that generally does not contain customer-oriented service development or quality control. The premises are obtained as a service, and they are always customized to the individual needs of the company and its employees. The client can have support in assessing its needs as well as in designing the work environment.
Customer satisfaction is measured, and the quality of the solution is continuously monitored.

Prices and the lease

The use of floor space in Technopolis offices is well optimized. The price per square meter might be higher than the average in the area but the total that the customer pays is unlikely to be any more than for other facilities.

In our modern, flexible offices, the space efficiency rate is considerably higher than the average, meaning that less floor space per workstation is required compared to traditional offices.

While many other office space providers often bind their customers to long-term leases, our leases tend to be rather short and flexible. Nevertheless, the average duration of a customer’s relationship with us is above the industry average.

We believe that office spaces should take into account the changing situations of companies and people, and allow the companies to grow. Thanks to our flexible lease agreements, we can provide our customers with office spaces that adapt to their needs.

A good example of this is the fast-growing software company Zervant, which has moved due to groqth four times withing Technopolis’ spaces in  five years – the company started with just 20 square meters and now operates in a space of 600 square meters.

We have a total of 1,600 customer companies, and the average length of our customer relationship is nine years, so our customers stay with us for a long time! In 2018, the NPS index was 33 and overall customer satisfaction was 4.11/5 (on a scale of 1–5).

Services and meeting rooms

We believe that a functional work environment is a holistic solution that combines space and services. Our lease also covers fixed campus services, which include reception services, security as well as cleaning and maintenance.

As our customer, you can enjoy all our quality-assured fixed campus services at a pre-negotiated price. The contract portfolio is lighter, your company will make time and resource savings, and everything related to the facilities and services are managed easily and centrally through the MyTechnopolis service portal.

In addition to the basic services included in the rental agreement, the campuses also offer flexible additional services, such as meeting rooms, internet, mail services and switchboard. The management and invoicing of these services are also centrally managed.

Technopolis campuses have rentable meeting rooms and saunas as well as auditoriums for larger events. As a customer, you’ll get a 20% discount on these facilities. In addition, you will be provided with customizable meeting services and refreshments – with personnel who will of course ensure that your event runs smoothly. In addition to these, our customers are free to use all of the shared facilities on campus, such as the lobby, café and restaurant.

As a rule, our customers have round-the-clock access to their own offices with their own access keys. Our campus access control measures ensure that your office is always safe!
The number of parking spaces vary by campus. Parking spaces are located both indoors and outdoors and there are also designated spaces. We always try to ensure that all our customers and their guests have the necessary number of easily accessible parking spaces.
All of our campuses are located in central locations, and they are accessible by car, bicycle, and also by public transport in most cases.
Almost all of our campuses have bicycle parking, maintenance points for bicycles, shower facilities and changing rooms.
